Located on the upper west bank of Lake Como, Villa Angela is an
impressive lakefront property offering a unique setting and dramatic
lake and mountain views. With direct access to the lake, this newly
built house is located just 10 km north of Menaggio and has a heated
swimming pool, panoramic sun patio and large private garden directly
overlooking the lake promenade and the beach. The single-level garden
ends just a few meters from the edge of the lake. Villa Angela guests
also have access to a private buoy and boat slide in addition to a
private mooring jetty.

Villa Angela comfortably accommodates 12 guests in 6 double bedrooms,
all with ensuite bathrooms. An additional bedroom with private bathroom
is available upon request, making for a possible 14 guests total. There
is a large sunny living room and a dining room with an antique wooden
table for up to 16 people.
Completed in 2019, Villa Angela's spacious and bright interior make it
an ideal
holiday home for family reunions and gatherings of friends.
Villa Angela is just few steps from Villa
Diana, therefore the 2 properties could be rented together for
large parties (maximum 28 guests).
The overall property measures approximately 2500sqm and the house spans
two floors (each of around 250 sqm) and
has a basement (200 sqm) with laundry room and mechanical room. The
finishings are distinctive and precious: the ground floor surface is
made of antique Lombardy cotto tiles while the stairs and first floor
surfaces are composed of chestnut, aged 20 years before being treated
and installed. All windows are soundproof.
Ground floor
There is a large and sunny living room with comfortable sofas,
Satellite TV, DVD, WIFI and CD player. Adjoining this spacious room is
a sitting room with lake view and fitness equipment.
This floor includes a modern and fully equipped kitchen (2 ovens,
one blast chiller, 2 dishwashers, a large fridge with freezer and a
wide kitchen island), a large dining room with a wooden table for up to
16 people. The additional 7th bedroom is located behind the kitchen.
This bedroom is considered a staff bedroom and is smaller (9sqm) and
more modest than the others. It accommodates 1 - 2 people and has a
French bed (does not separate) and a private bathroom (6.50sqm). There
is no AC in this bedroom.
Also located on the ground floor is the Silver double bedroom (14 sqm),
with en-suite bathroom (8sqm). Both are accessible to those with
disabilities. The bed can be prepared as queen or 2 twins. The Silver
bedroom has a ceiling fan (no AC). There is also a storage closet on
the ground floor.
Basement
Stairs to the basement are accessed from the rear entrance of the
villa. There are 16 descending steps that lead to the large laundry
room (20sqm), which is equipped with a washing machine, dryer, large
sink, iron and
ironing board and a drying rack.
First floor
At the top of the stairs is a pleasant sitting room with terrace. This
floor also has 5 double bedrooms, each with private en-suite
bathroom and air conditioning. All beds can be prepared as queens or 2
twins.
- The Yellow Bedroom (14,50 sqm) is to the right at the top of the
stairs. It has a garden view (no lake view) and ensuite bathroom
with large shower and single sink
- The Orange Bedroom (23 sqm) is adjacent to the Yellow bedroom and has
its own private terrace with partial lake view;

- The Green Bedroom (22sqm) is on the right at the end of the short
hall. It has two large windows with lake views (no terrace); bathroom
with tub and single sink
- The Pink Bedroom (18sqm) is on the left at the end of the short hall.
It has two large windows and lake views (no terrace); bathroom with
large shower and single
sink; the bathroom has access to a small terrace shared with the small
sitting room
- The Lilac Bedroom (19.50sqm) is located between the Green and Pink
bedrooms. It is considered the Master and has direct access to a large
private terrace with panoramic lake views; bathroom with large shower
and double
sinks
All beds be prepared as double or twins.
Air Conditioning is also in the DINING ROOM and LIVING ROOM.
Villa Angela is located just a few meters from the public beach and has
a private garden featuring a heated swimming pool (7 x 4 x 1,10 mt) and
large furnished pool deck. Pool heating is included from May 8 to
September 18; the pool can be heated for an extra cost outside of this
time period.
There is a large private parking area on the premises behind the villa.
It is possible to walk along the lake promenade for several kilometers!
A village with a pizzeria, bank and post office is just 600 metres from
the property, a grocery store is 2 km away. Boating, sailing,
windsurfing, hiking, golfing, tennis, mountain biking and horseback
riding are available in the area. The nearby Menaggio has a ferry dock
with connections to Bellagio, known as the “pearl of the lake,” and
Varenna, with its brightly painted houses. Villa Carlotta, one of the
most beautiful villas on the Lake with its botanic gardens and art
treasures, is 20 minutes away in Tremezzo.
Please note:
Villa Angela is not an isolated property. A pedestrian path runs along
the
shore between the lake and the villa property. For this reason, privacy
can be limited, especially during July and August.
The path is very handy and a great opportunity to enjoy the
lakeshore on foot. The pleasant marina with its cozy
Lounge Bar "PortoDiciotto" is within 2 minutes' walking. In the other
direction, 5 minutes walking will take you to the public ferry stop and
a couple of good local
restaurants

Note about pool heating: Swimming
pool heating January 2 to May 15 and September 18 to January 1, 2022:

necessary to turn on the heater 24 hours before the guests’ arrival in
mild weather. If the weather is colder, the minimum necessary heating
time is 48-72 hours. Once the minimum temperature is reached, a minimum

Visit the "Museo della Barca Lariana"
just few meters from the villa. The museum features over 400 boats that
played an important part in the nautical history of the lake from the
19th century to today. Among them, there is a Venetian gondola from the
last century which was built on Lake Como, and a Cisco, which is a
typical English sailing boat also from the last century. The museum is
open to the public from Friday to Sunday (afternoon, 2pm-6pm). During
the other days of the week, the museum can be visited only by
appointment. The guests staying at the villa will have special
discounted entrance tickets.
The museum is also the perfect venue for events, parties, weddings etc.

Tourist sites: Bellagio known
as the 'pearl of the lake' thanks to its position between the two arms
of the lake and the mediaeval village of Varenna, Tremezzo with the
neo-classical Villa Carlotta (one of the most beautiful villas of the
lake with its botanic garden and artistic masterpieces), the 16th
century Villa Balbianello in Lenno, Menaggio, Varenna (Villa Monastero)
and Como with its important historical buildings.
Distances by car: Villa
Carlotta in Tremezzo 20 minutes, Varenna and Bellagio 15 min by car +
15 min by ferry, Como 1 hr, Lugano (and nearest highway intersection) 1
hr, Milan city centre 1,30, Saint Moritz 2 hrs. It is necessary to have
a car in this region.
Sport: The nearest golf course,
tennis court and equestrian club are 10 km away in Menaggio. There is
also a tennis court in Pianello Lario, at 2 minutes walking from the
villa. The Lake of Como and in particular the northern zone of the lake
is renowned in all of Europe as an excellent sailing area - this is the
most windy area of the lake and the most unspoilt; the Breva, a
temperate breeze of the Lake of Como, blows during the afternoons,
guaranteeing enjoyment for sailing, windsurfing or kitesurfing. The
area offers numerous alpine destinations and several trekking and
mountain bike trails.
Shopping: The main factory
outlet shops (Armani factory shop, Fox town, Ferragamo, Versace, Etro,
Gucci, Mantero, Lario) are within 10-30 minutes from Como.
