The large area of countryside stretching down from Volterra, an important Etruscan town, towards the sea, presents a wonderful mosaic of a landscape, rich and complex, with a never-ending procession of low hills, rocky outcrops, valleys and vast forests. This unblemished landscape, crossed by ancient pathways, is an veritable treasure trove of historical and artistic interest, with its hills topped by medieval villages, with its roman and Etruscan remains, its castles, forts, rural houses and ancient mines. These places are further from the beaten track than the traditional tourist destinations, and here you can take in and enjoy a more natural pace of life in the peace and quiet of the countryside, yet still remaining just a short distance from the sea and from all of the important art cities. Lying in 23 hectacres of private grounds, at the top of a hill with a wonderful view taking in an infinite stretch of green hills as far as the sea, stands Sant`Ippolito, a truly fascinating villa. It was built at the end of the 1700s by two gentlemen (one english and the other Russian-Florentine) who were sent there by the Grand Duke of Tuscany, and it has recently been completely renovated by its owners, who have spared no expense and taken all the time necessary to restore the original rooms, using the old materials, to their original splendour. - From the wonderful crossed vaults in terracotta on the ground floor to the stone fireplaces, the valuable antique terracotta floors, the wooden beamed ceilings on the first floor, the doors made from precious wood and decorated with bronze, not forgetting the bathrooms which have been fitted with antique bathtubs and basins. All this knowledgeable and careful work has created a wonderful atmosphere in which the large and airy rooms live in elegant harmony with the elegant antique furniture, carefully selected with perfect taste. Everything has been included that can make your stay as comfortable as possible: plasma TV with satellite dish, stereo with CD player, internet connection and Finnish sauna. An underfloor heating system and high-technology solar system will make your stay comfortable even in autumn and winter. The nice panoramic swimming-pool (with a salt purification plant, 16x5m) is reached down a short flight of steps at the rear of the house and can be heated; next to the pool is another small children`s pool with hydro massage. In the garden is a gazebo for breakfast outside, along with benches and antique oriental beds for enjoying, in complete relaxation, the magnificent panorama and at night, the beautiful starry skies. Sant`Ippolito is reached along a 5km untarred road.

GROUND FLOOR: several entrances, all of the rooms have direct access to the garden: large living-room with antique stone stove/fireplace with satellite-TV, DVD and stereo and entrance area with access to the open portico with large table for dining outside, large double room with terracotta crossed vaults with kitchen (6 burners and large professional oven) and working surface and large table for dining, kitchen/larder with 2 dishwashers and 2 refrigerators, 1 large bedroom with a small double bed and en-suite bathroom with shower, 1 WC with washbasin, and access room with 4 steps leading to a WC with washbasin and to a relaxation room with a colonial single bed, which has access to a room with 3 open showers and finnish sauna. FIRST FLOOR: after the first flight of steps 1 suite with double bed in a loft and 1 comfortable sofa-bed in the living-room and 1 en-suite bathroom with bath-tub, access to a furnished panoramic terrace (also accessed from an external stair), a few steps lead to a large salon with terracotta fireplace and TV (access also from external stair) 1 double bedroom with en-suite bathroom with bath-tub and double washbasin (with access to the terrace), 1 double bedroom with studio/loft and en-suite bathroom divided into 3 parts: washbasin in an open niche, separate shower box and WC, 1 double bedroom with en-suite bathroom divided into 2 parts: double washbasin in open niche and closed area with bath-tub and WC, 1 bedroom with two large colonial single beds and en-suite bathroom with bath-tub and double washbasin.
