Villa Simpatica is a 300-year old farmhouse that was recently restored
as a luxury residence. Set on a hill in a picturesque valley between
Rome and Florence, with extensive views over the Umbrian countryside,
this impressive villa offers an idyllic rural setting with modern
amenities and a central location. The property is accessed via an
unpaved road of 2.5 miles. Ficulle is the closest village, which is
about 5 minutes away by car. It is also possible to walk to
Ficulle in about 20 minutes by way of a hiking path through the
forest. Guests are eight miles from Orvieto, where there is a
large free parking lot and from there the train to Rome take about 1
hour. This is the main line between Florence and Rome, and
either city is within easy reach.
Villa Simpatica sleeps 12 guests and up to four additional people
(children preferred) can be accommodated for a supplemental fee.
INCLUDED: A unique experience for any Italian villa stay: The
villa manager and the local head of archaeology will take you to a dig
in progress near Orvieto, which is closed to the public. Here you will
see 5000 years of history, from stone age to Romanesque, with experts
to explain everything and answer any questions!

There are 6 spacious bedrooms, each with a large en-suite bathroom.
Four of the bedrooms have a Jacuzzi tub and a walk-in shower. Two have
large walk-in showers. Each bathroom has a hair dryer and there is a
safe and a fireplace in each bedroom. Four of the bedrooms have a
king size bed and two of the bedrooms have twin beds that can be made
into king size beds. One of these bedrooms also has a wonderful small
loft for children. All mattresses and linens are of high standard
and quality fabrics have been used throughout the house.
Villa Simpatica sleeps up to 16 guests. In this version as
Villa Simpatica 6, the owner will rent to smaller groups (maximum 6
people) in low and mid-season. Three bedrooms and three bathrooms are
made available and the other bedrooms are closed. The entire villa is
at the disposal of the guests as Villa Simpatica 6.

Central air-conditioning is provided, which is only really needed in
August.
The owner of Villa Simpatica is a professional travel guide and can
provide any service needed. She lives on a neighboring property,
enhancing guests' experience with her knowledge of the area and her
friendly hospitality. She can organize babysitters, grocery deliveries,
massages, chef services, wine tastings or special visits tailored to
her guests.
Two 8/9 passenger minivans are available for rent for personal use or a
driver can be hired. Please inquire for details of having a
driver pick you up at the airport, drive you to the villa and then rent
a van. Or you can arrange for a driver for daytrips, dinner or wine
tasting.
The staff of the International Wine Academy in Rome helped the owner to
create an extensive list of wines, which are stored in a custom made
cellar on site. Staff is able to come to Villa Simpatica to
conduct wine tastings and wine pairings with a specially prepared
meal. A chef is available for villa dinners or to teach a cooking
class.
The gourmet kitchen is large and fully equipped with every tool a cook
could need, including two refrigerators and an ice-maker.
There is a spacious and comfortable living room with a large flat
screen satellite TV and CD player. The study has an extensive English
library and the laundry room is fully equipped with a washer, dryer and
ironing facilities.
The owner has taken special care to furnish the villa with taste and
class. The furniture in Villa Simpatica is a mix of period
pieces and family antiques.
There is a large wooden dining room table that is quite impressive and
seats 20. The dining room opens on to a large outdoor covered
patio where al fresco dining can be enjoyed with panoramic views.
This outside area has lovely table with terracotta and marble tiles and
a grill for steaks and fish. There is also a wood burning pizza
oven and a smoker located in other areas on the grounds so many options
for preparing a delicious variety of farm to table meals. Don’t
forget that a cook would be happy to prepare his favorite local recipes
for you. Many of the ingredients will come from the vegetable garden on
site where guests are welcome to pick fresh tomatoes, basil and any
other produce for their enjoyment.
An infinity pool overlooks a beautiful and peaceful valley. The pool is
6m by 14m in size with an elevated Jacuzzi (can be heated at the
guests’ expense) with cascading water. There is also a gym with various
weights and machines.
Three hours of daily maid service are provided. Babysitting is
also available and a “baby package” is possible, which provides a crib,
highchair and other necessary equipment when traveling with a wee one.

THE SURROUNDING AREA
Umbria is known as Italy’s Green Heart and is peaceful and pleasing
region in the center of Italy. It is just north of Rome and
Tuscany is its neighbor to the west. Ficulle, where Villa Simpatica is
located, is near the Tuscan border, allowing easy daytrips to Pienza,
Montalcino, Montepulciano, and Siena. The Tiber River originates
in Umbria at Monte Fumaiolo and Umbria is known for its rolling hills
and chestnut and elm groves. Deruta, centuries old and a famous ceramic
center, is about an hour away. It is also possible to buy locally
produced terracotta in Ficulle shops.
Orvieto is 20 minutes from Villa Simpatica and is known for its
dramatic elevated position on tufa rock as well as its Renaissance
cathedral, which rivals that of Siena.
Assisi is a small Umbrian town of 3000 people and its Giotto frescos
are a must see. One of the largest Italian lakes is in Umbria, Lake
Trasimeno. This is where Hannibal won a major battle against the Romans
in the II century BC. Spoleto is another well-known Umbrian town
(famous for its wine festival in June, its art and music festival,
called Due Mondi, in June-July, and its Jazz festival held in the
summer and in December) as is the medieval capital, Perugia (famous for
its chocolate, which is celebrated in an annual festival in October and
its jazz festival in July). These are just some of the events going on
in Umbria- the list is endless! There is something for everyone
in this beautiful region.
